Portfolio Analyst (Hybrid, 3-4 days in office)
A successful Real Estate Investment Firm, located in Boston, is actively seeking a Portfolio Analyst to join their team. Reporting to the Director, Portfolio Management, this person will be responsible for maintaining proforma financial models related to the firm’s portfolio of assets. Responsibilities:

Responsible for maintaining projection models of real estate assets and portfolios using Excel, Argus Enterprise financial software and Yardi accounting system data, to aid in the quarterly valuation process

Coordinate, review and analyze quarterly third-party appraisal reports

Gather data and work with members from the Asset Management and Accounting teams to analyze and understand real estate market data to calculate and confirm quarterly valuations of properties. Use several valuation methods including income approach (discounted cash flow analysis and direct capitalization) and sales comparable approach.

Use tenant lease documents and financial statements from Yardi to update the models including rent roll terms, expenses, capital improvements, etc.

Work with the Asset Management team to monitor accurate model projections and assumptions

Work with members from the Asset Management and Accounting teams to analyze and understand real estate market data in order to assist with the quarterly valuation process and other portfolio data requests.

Regularly review third party research data for historical and future trends
Qualifications:

Bachelor’s degree in Real Estate, Finance, Accounting, Economics, Mathematics or related degree

1-3 years of related analytical experience with heavy emphasis on financial modeling using excel

Proficient in Excel, PowerPoint, Word, Adobe and Outlook

Advanced knowledge of Excel (building and maintaining financial models), discounted cash flow analysis and Argus Enterprise software

Previous experience in the real estate industry (Commercial RE required) with knowledge of real estate documentation (i.e. leases, mortgages, operating agreements, etc.)
