Position Overview
Intercontinental Real Estate is seeking a Field Maintenance Mechanic to support the day-to-day maintenance and operation of properties throughout the Boston area. This individual will be responsible for helping ensure assigned buildings, grounds, and building systems are operating safely and efficiently.
Working closely with the Field Supervisor and other members of the property management team, this role will perform hands-on maintenance, coordinate outside contractors, respond to tenant and building needs, and help maintain a high standard of service across the portfolio.
The position may support multiple properties throughout the Boston area, so flexibility and reliable transportation are required.
Key Responsibilities
- Conduct routine inspections of buildings and grounds to ensure properties are clean, safe, and properly maintained.
- Perform general building maintenance and respond to work orders and service requests.
- Create, update, and close work orders using Yardi, documenting work performed and resolution of each issue.
- Monitor parking lots, walkways, landscaping, and other exterior areas.
- Coordinate and oversee snow and ice removal to ensure properties remain safely accessible during winter weather.
- Identify potential safety hazards and address issues proactively.
- Assist with janitorial and cleaning responsibilities as needed.
- Identify opportunities to improve building efficiency and reduce energy consumption.
- Maintain positive, professional relationships with tenants, vendors, contractors, and other members of the Intercontinental team.
General Maintenance & Repairs
Responsibilities may include:
- Troubleshooting building maintenance issues and determining when outside vendors are required.
- Performing general and minor carpentry work.
- Completing caulking, grouting, and minor tile repairs.
- Painting and touching up walls, doors, equipment, and common areas.
- Replacing lightbulbs, ballasts, electrical switches, and other basic electrical components.
- Performing minor plumbing repairs, including leaking fixtures, clogged drains, faucets, and toilets.
- Replacing door and window locks.
- Performing basic HVAC maintenance, such as resetting units and replacing filters.
- Installing grab bars, toilet seats, handrails, and safety rails.
- Moving or disposing of unwanted materials and equipment.
- Performing cleaning duties as necessary, including vacuuming, mopping, restroom cleaning, and window cleaning.
Vendor & Property Coordination
- Work with Asset Managers and Construction Managers to obtain contractor bids for projects requiring licensed or specialized professionals.
- Review, coordinate, and recommend contractor proposals for approval.
- Oversee work performed by outside contractors and vendors.
- Monitor life-safety and building-access systems and conduct required inspections.
- Maintain appropriate inventory levels for building supplies, tools, equipment, and cleaning materials.
- Order maintenance, building, and cleaning supplies as needed.
- Maintain organized maintenance logs and track work orders through completion.
- Keep maintenance and work areas clean and organized.
- Provide backup coverage for other local site superintendents when needed.
- Participate in emergency response and on-call coverage.
Leadership & Tenant Service
The Field Maintenance Mechanic will help oversee day porter and cleaning staff, including assigning work, reviewing completed tasks, and supporting the overall performance of the property’s cleaning and maintenance functions.
Strong interpersonal skills and professionalism are essential. This position regularly interacts with a Class A tenant population as well as vendors, general contractors, architects, engineers, and members of the Intercontinental team.
As a representative of Intercontinental Real Estate and building ownership, this individual is expected to maintain a professional, service-oriented approach in all internal and external interactions.
Qualifications
- High school diploma, technical school education, apprenticeship, or equivalent experience.
- 2–5 years of building maintenance, facilities, or project management experience preferred; Intercontinental is willing to train the right candidate.
- General knowledge of building maintenance, repairs, and basic mechanical systems.
- Strong manual dexterity and motor coordination.
- Ability to lift up to 80 pounds.
- Strong organizational and communication skills.
- Ability to work independently and manage responsibilities across multiple properties.
- Reliable vehicle and ability to travel between Boston-area properties and local hardware/home improvement stores as needed.
- Ability to participate in emergency and on-call coverage.
