Finance Manager/Controller (Affordable Housing) – Boston

A real estate management and development company located in Boston is seeking a Finance Manager/Controller to support the financial oversight, structuring, and long-term strategy of an affordable housing real estate platform.
Reporting to the CFO, this role blends accounting, finance, and capital markets and is ideal for a curious early-to-mid career finance professional looking to grow into a broader, CFO-level role.

Compensation: $150,000 – 200,000 base + bonus

Responsibilities:

Accounting & Financial Oversight

  • Oversee real estate accounting for affordable housing assets
  • Manage month-end and year-end close, reconciliations, and audit readiness
  • Coordinate with external auditors, tax advisors, and consultants
  • Ensure compliance with affordable housing and subsidy program requirements
  • Maintain strong internal controls and documentation
  • Expectation: accounting is accurate, defensible, and well-run — but this is foundational, not the sole focus

Affordable Housing Finance & LIHTC

  • Support and/or lead financial analysis related to LIHTC, bonds, FHA/Fannie Mae products, RAD, HOME, and other layered subsidies
  • Analyze project feasibility, funding sources, and long-term financial sustainability
  • Assess compliance, timing, and execution risks across affordable housing programs

Transaction Structuring & Underwriting

  • Underwrite and evaluate affordable housing transactions
  • Build and maintain financial models, including LIHTC models

Capital Markets & External Relationships

  • Work directly with banks, investors, agencies, and public finance entities
  • Support financing negotiations and ongoing lender/investor relationships
  • Develop a strong understanding of how lenders and investors assess risk

Qualifications:

  • BA/BS degree in Accounting/Finance
  • ~7–10 years of experience (flexible for the right background)
  • Strong real estate accounting foundation; affordable housing experience strongly preferred
  • Exposure to LIHTC and complex capital structures
  • Experience with Yardi or similar real estate ERP
  • Analytical mindset with interest in strategy and long-term growth
  • Comfortable operating in a hands-on, evolving environment
